Possible Solutions to the Foreclosure Crisis Essay

The purpose of this writing is to analyze the foreclosure crisis and offer some solutions to keep people in their homes and satisfy the financial accounting records of the banking industry. With more lost jobs on the horizon and fluctuating adjustable mortgage rates, the foreclosure crisis continues to plague America. A recent report from the Mortgage Bankers Association reveals that 14% of loans are behind or in foreclosure. This is largely due to lost jobs in this volatile economy. Many factors are involved in addressing a situation like this and one solution alone cannot solve the crisis. We saw millions of dollars in stimulus money go to lending institutions only to be left wondering why the problem is not going away. The†¦show more content†¦A few other problems that have arisen as a result of the crisis include lost revenue for cities, increased crime and, of course, more properties that are vacant. Many places are also reporting a large increase in homelessness. One group alone is not going to solve the crisis, nor is one solution by itself. There has to be a combined effort of three major groups and a set of several solutions deployed at once to gain ground and overtake the crisis. We will discuss this in the next section. The Solution Currently, we are seeing some waffling going on concerning this issue in Washington D.C. along with some lending institutions that will not work with homeowners. This is where the start of the solution lies. The government, by means of a qualified representative, a large banking conglomerate overseeing lending institutions and a small group of geographically diverse homeowners in foreclosure will need to come together to form a coalition. This coalition’s sole purpose will be to work together, with a common goal, to solve this crisis. This group, along with government imposed rules upon lenders based on solutions, will have the authority to set in motion a plan that will move toward solving the crisis. Previous scholars have not recognized how malleable these ideals were and how susceptible the female figure is when seemingly disparate factors like consumerism, fashion trends, foreign policy, medical opinion, and mortality collide. While many women conformed to the Hollywood â€Å"sweater† model and then later looked to Twiggy as the fashionable ideal, most did not exhaust themselves in efforts to remold their bodies to replicate these unique body types. This dissertation explores and analyzed how women of different ages, races, and sexual orientations imagined and actively altered their own bodies in their efforts to mimic or reject this body ideal from 1945 to 1970. At least once scholar has argued that women face more pressure to conform to an ideal standard of beauty than men because women learn early on that their future – economic, social, and reproductive opportunities – hinges on their personal appearance. Moreover, as historian Kathy Peiss notes, â€Å"Beauty signifies difference†¦ making distinctions between high and low, normal and abnormal, virtue and vice. In so doing, beauty helps to define morality, social status, class, gender, race, and ethnicity. † Women’s bodies are constantly under surveillance. However boring they might be, they do, in fact, help light the path to writing and proper English style. In the end, while both books might be on the dry side, they both are great resources and often plug the other’s holes. Dealing with â€Å"The Elements of Style† first, it’s very clear to me that both Strunk and White really hated going over the same rules again and again year after year with each new crop of Freshmen every semester. That seems to be the overall tone of the book. You can almost see the kind of guy who wrote this: a foppish older book – possibly British – who stands over you and berates you over the â€Å"do and don’ts† of proper semi-colon usage. Sounds like a blast. While definitely not a rock and roll show by any stretch, â€Å"The Elements of Style† has several perks outside the content. As this literature continues to develop, researchers have begun to tackle challenging issues that involve explaining how the salubrious effects of religion on health might arise. A number of potentially important theoretical perspectives have been devised. For example, some investigators argue that involvement in religion exerts a beneficial effect on health because it helps people cope more effectively with the deleterious effects of stress (Pargament, 1997), whereas other researchers maintain that the potentially important health-related effects arise from the sense of meaning in life that many people find through greater involvement in religion (Park, 2005). An explanation that was proposed some time ago forms the focal point of the current study. More specifically, a number of researchers have argued that people who are more involved in religion tend to have better health because they are more likely to adopt beneficial health behaviors than individuals who are less involved in religion (Levin & Schiller, 1987). Subsequent research has provided support for this perspective. For example, a number of studies indicate that individuals who attend religious services often are more likely to avoid the use of tobacco and alcohol (Gillum, 2005; Strawbridge, Shema, Cohen, & Kaplan, 2001). Moreover, greater involvement in religion has been associated with more frequent exercise, a better diet, better sleep quality, and the regular use of seat belts (Hill, Burdette, Ellison, & Musick, 2006; Hill, Ellison, Burdette, & Musick, 2007). There is also some evidence that religious individuals are more likely to engage in a range of preventive health practices, such as getting a regular mammography, having a routine cholesterol screening, and obtaining flu shots (Benjamins, 2006; Benjamins & Brown, 2004; Benjamins, Trinitapoli, & Ellison, 2006). Although there is broad-based empirical support for the notion that religious involvement is associated with beneficial health behaviors there is still a great deal that is not known about this relationship. One area that is in need of further development forms the focal point of the current study. More specifically, researchers have not devised well-articulated models that explain how involvement in religion promotes the practice of better health behaviors (e. g. , Benjamins et al. , 2006; Ellison et al. in press). This information is essential for the development of more effective interventions that are administered in religious institutions. As van Ryn and Heaney (1992) observe, â€Å"Clearly, application of well-defined and carefully tested theories to the program development process holds tremendous advantages for health educators in terms of coherence, effectiveness, and evaluation of interventions† (p. 328). Three potentially important mechanisms have been identified in the research that has been done so far. The first involves the notion that certain religious beliefs encourage people to take better care of their bodies. Included among these beliefs is the notion that the body is the â€Å"temple of God† (Ellison et al. , 2009) as well as the belief that better spiritual health is associated with better physical health (Benjamins et al. , 2006). Second, a number of investigators provide evidence which suggests that some people take better care of themselves if they worship in congregations that provide formal programs that are designed to promote better health behavior (Campbell et al. 2007; DeHaven, Hunter, Wilder, Walton, & Berry, 2004). Third, other researchers report that people who attend church on a regular basis are more likely to adopt beneficial health behaviors because they are encouraged to do so by their fellow church members (Ellison et al. , 2009). For more than 100 years, researchers have argued that religion is an inherently social product. For example, James Mark Baldwin, an early president of the American Psychological Association, wrote in 1902: â€Å"The fact is constantly recognized that religion is a social phenomena. No man is religious by himself, nor does he choose his god, nor devise his offering, nor enjoy his blessings alone† (p. 325). Although the early theorists made invaluable contributions to the literature, they did not explore the more pragmatic implications of their insights. The current study was designed to contribute to more recent efforts by a new generation of scholars who have begun to assess health-related effects that appear to arise from deeper involvement in religion. We hope the findings from the current study and the theoretical perspective we have devised encourage further research in this field.

Economic Features of Beer Industry Essay

The beer industry is incredibly large industry that has an enormous effect on the country, contributing greatly to the society. Two of its main contributions include tax dollars and jobs. The beer industry serves the country through its taxes, jobs, and purchases from other suppliers, its contribution to agriculture and more. The market growth rate of the beer industry is perplexing which is evident through following production statistics of top brewing companies (in millions hectaliters) In 2000In 2005 1. Interbrew-876. Scottish &Newcastle-52 The national market consists of few major competitors as mentioned above. After 1990’s some of the leaders started expanding abroad, using progressive consolidation and leading to a small number of global players in the industry by 2004-2007. Which created high level of competition amongst the leading brands and a fight to gain the most market share. The Scope of competitive rivalry is also one the best way to identify the economic characteristics of any industry; with the beer industry the scope entails the global geographic area over which most of the leading brewing leaders compete. Penetration in the foreign market arena is becoming a key success indicator for most of the competitors in the beer industry. Use of high-speed packaging line helps in processing thousands of cases of beer per day, and with modern computerized control, the inventory can be tracked throughout the distribution network. These inventions are setting a faster pace of technological change in the industry, where by companies are delving into extensive research, and employing highly qualified personnel in order to beat the competition. To comprehensively examine the brewing industry we must also consider the factors of social ramifications to the product, the political climate, and the arena of technological advances within the business environment of the beer industry. Over the years in order to gain economies of scale some leaders have tried to increase the size of their plants, improve packaging and introduce automated breweries, thus reflecting few of the business characteristics dominant in the industry. Grupo Modelo for example tried to expand into the American beer market by the use of competitive distribution channels. Therefore indicating an economical ripple effect experienced through the effective use of technology and distribution channels in hand.

Tips for Learning French As an Adult Learning French as an adult is not the same thing as learning it as a child. Children pick up language intuitively, without having to be taught grammar, pronunciation, and vocabulary. When learning their first language, they have nothing to compare it to, and they can often learn a second language the same way. Adults, on the other hand, tend to learn a language by comparing it to their native language - learning about similarities and differences. Adults often want to know why something is said a certain way in the new language, and tend to be frustrated by the usual response thats just the way it is. On the other hand, adults have an important advantage in that they choose to learn a language for some reason (travel, work, family) and being interested in learning something is very helpful in ones ability to actually learn it. The bottom line is that it is not impossible for anyone to learn French, no matter what their age. Ive received emails from adults of all ages who are learning French- including a woman of 85. Its never too late! Here are some guidelines that can help you learn French as an adult. What and How to Learn Start Learning What You Actually Want and Need to KnowIf youre planning a trip to France, learn travel French (airport vocabulary, asking for help). On the other hand, if youre learning French because you want to be able to chat with the French woman who lives down the street, learn basic vocabulary (greetings, numbers) and how to talk about yourself and others- likes and dislikes, family, etc. Once youve learned the basics for your purpose, you can start learning French related to your knowledge and experiences- your job, your interests, and from there onto other aspects of French. Learn the Way  That Works Best for YouIf you find that learning grammar is useful, learn that way. If grammar just frustrates you, try a more conversational approach. If you find textbooks daunting, try a book for kids. Try making lists of vocabulary- if that helps you, great; if not, try another approach, like labeling everything in your house or making flash cards. Dont let anyone tell you that there is only one right way to learn.Repetition is KeyUnless you have a photographic memory, youre going to need to learn and practice things a few or even many times before you know them. You can repeat exercises, answer the same questions, listen to the same sound files until you feel comfortable with them. In particular, listening and repeating many times is very good- this will help you improve your listening comprehension, speaking skills, and accent all at once.Learn TogetherMany people find that learning with others helps keep them on track. Learning Dos and Donts Be RealisticI once had a student in an adult ed. class who thought he could learn French along with 6 other languages in one year. He had a terrible time during the first few  classes  and then dropped. The moral? He had unreasonable expectations, and when he found out that French was not going to magically flow out of his mouth, he gave up. If he had been realistic, committed himself to one language, and practiced regularly, he could have learned a lot.Have FunMake your French learning interesting. Instead of just studying the language with books, try reading, watching TV/movies, listening to music- whatever interests you and keeps you motivated.Reward YourselfThe first time you remember that difficult vocabulary word, treat yourself to a croissant and  cafà © au lait. When you remember to use the subjunctive correctly, take in a French film. When youre ready, take a trip to France and put your French to the real test.Have a GoalIf you get discouraged, remember why you want t o learn. That goal should help you concentrate and stay inspired. Track Your ProgressKeep a journal with dates and exercises to make notes about your progress:  Finally  understand  passà © composà © vs  imparfait! Remembered conjugations for  venir!  Then you can look back over these milestones when you feel like youre not getting anywhere.Dont Stress Over MistakesIts normal to make mistakes, and in the  beginning,  youre better off getting several sentences out in mediocre French than just two perfect words. If you ask someone to correct you all the time, you will get frustrated.  Learn about how to  overcome speaking anxiety.Dont Ask Why?There are lots of things about French that youre going to wonder about- why things are said a certain way, why you cant say something another way. When you first start learning is not the time to try to figure this out. As you learn French, you will start to understand some of them, and others you can ask about later.Dont Translate Word for WordFrench is not just English with different word s- it is a different language with its own rules, exceptions, and idiosyncracies. You must learn to understand and translate concepts and ideas rather than just words.Dont Overdo ItYoure not going to be  fluent  in a week, a month, or even a year (unless maybe if youre living in France). Learning French is a journey, just like life. There is no magical point where everything is perfect- you learn some, you forget some, you learn some more. Practice makes perfect, but practicing for four hours a day might be overkill.   Learn and Practice Practice What Youve LearnedUsing the French youve learned is the best way to remember it. Join the  Alliance franà §aise, put up a notice at your local college or community center to find people interested in a  French club, chat with French-speaking neighbors and shopkeepers, and, above all, go to France if at all possible.Listen PassivelyYou can get extra practice by listening to French during your commute (in the car, on the bus or train) as well as while walking, jogging, biking, cooking, and cleaning.Vary Your Practice MethodsYou will almost certainly get bored if you just do grammar drills every day. You might try grammar drills on Monday,  vocabulary work  on Tuesday, listening exercises on Wednesday, etc.Act FrenchSome people find it useful to use an exaggerated accent ( la  Pà ©pà © le  pou  or Maurice Chevalier) to help them get into their studies more. Others find a glass of wine loosens their tongue and helps gets them into the French mood.Daily FrenchPra cticing every day is the single most important thing you can do to improve your French.
